DreamDirt To Appear On NBC’s Rock Center With Brian Williams

Crew installs a camera to observe Pat GoetzWith farmland prices booming in Iowa and residential real estate tanking all across the US NBC’s Brian Williams production crew contacted me in December and essentially asked me the question “what the heck is going on out there in Iowa”  They were of course referring to the sharp spike in farmland prices.  They wanted to head straight for the front lines and being an land salesman and auctioneer in Iowa put me in a position to answer their questions.   We met up with the production crew the week before Christmas and they essentially shadowed me as I showed a few farms.  We stopped on each farm and took some time to answer some questions, talk about Iowa, farmland, food, fuel, fiber, investing, value, farmland rent in Iowa…. we covered quite a bit of whats going on in Iowa and where we’ve come since the terrible days of the farm crisis in the 1980′.  The following week the production crew returned to Iowa to attend a live land auction in central Iowa and another opportunity to talk to some Iowa farmers about Iowa Farmland.

NBC’s came out with a press release yesterday and set the nationwide airing for January 2nd, 2012 at 9pm central time Monday night.  I’ll share a few photos from our time with the crew but save the rest for TV.

      Lou no doubt about it, long term is especially important part of the advice.  There is no doubt money can be made with short term holds but long term is nearly guaranteed at least 6% on Iowa farmland.

Iowa Farmland 101

CSR stands for Corn Suitability Rating which has a big influence on the value of tillable farmland in Iowa. CSR is an index procedure developed in Iowa to rate each different kind of soil for its potential row-crop productivity. Soil profile properties and weather conditions are the dominant factors that affect productivity. Slope characteristics are major factors that determine how land should be used. Slope gradient and slope length affect potential erosion rates, water infiltration, and ease and efficiency of machine operation. CSRs provide a relative ranking of all soils mapped in the state of Iowa based on their potential to be utilized for row-crop production.

Real Estate Term: Pocket Listings

Have you ever heard an agent refer to a "Pocket Listing"? Pocket listings are farms we know are for sale, but not listed. In other words for one reason or another a person has told us "I don't want to list it but feel free to bring me offers" Sellers do this for various reasons, sometimes they don't want neighbors or family to know, sometimes they know several real estate agents and don't want to offend the other.

What you can't find in my listings, I may very well have as a pocket listing so its important to call and open the conversation, let me know what you are after and if I don't have it, I'll certainly keep an eye out for you and that doesn't cost you a dime!
